At Architecture Direct, we know that the time honored tradition of an independent architect representing the Owner is still a valuable service.

Our "Direct Construction Management Program" brings true representation back to the design and construction of the project. The Owner works directly with the architect, Gary Turpening AIA, and a selected General Contractor to provide services that compliment those that we give.

The Architect remains free to advise the Owner at all times because he is paying for the services of the contractor until the  Guaranteed Maximum Sum is given.  From that point the Contractor guarantees the cost and takes complete traditional responsibility for executing the building program to the Architect's and Owner's plans and specifications.

PLEASE NOTE

1. The Owner has control at all times- at the end of the Preliminary design and costing phase he/she can execute the Guaranteed Maximum Price Contract or bid the project.

2. The Owner saves time and therefore money.  Typically three to six months will be saved these methods.

3. The Owner saves money and gets a better product by using the Contractor's know-how:  it also  helps  the Architect to stay on schedule and within budget.

4. The Owner saves money and time with subcontracting trades because of the good will and history with the selected contractor.

5. The Owner, with the help of the Architect and General Contractor, can control the quality of all labor and materials on the project.
 

EXTRA SERVICES INCLUDED 


In addition to the many services customarily done by architects and contractors, the following is included in our services.

COMMUNICATIONS MANAGEMENT
responsibility of the Architect
 

-Program Development, including brain storming interviews with all parties to the project
-Site selection services, including aesthetics, parking requirements, city requirements, etc.
-City meetings and zoning review
-Code and ADA reviews
-Consultant procurement
-Review and consultations with outside experts
-Prepare change order summaries
-Contractor's input throughout site selection and preliminary design (i.e. experience,  value engineering when it is useful, etc.)
-Contractor's estimating and therefore cost control.

 



COST CONTROL AND
RESPONSIBILITY FOR CONSTRUCTION
Responsibility of Contractor

includes GUARANTEED MAXIMUM CONSTRUCTION COST -----------------------------------------------------------------------------------
-Maintain cost outlines
-Evaluate site requirements, such as utility and grading costs
-Value engineering
-Manage bid acquisition
-Evaluate bids and bidders
-Report all problems to the architect and owner
-Dispute resolution with all sub-contractors
-Open books on all sub-contractors and suppliers giving Owners maximum cost benefit
-Provide office personnel including project manager during office hours
